Working with Residential Investors *3CE

After taking this course, Realtors® will be able to prove to investors that they are the agent to do business with! The material was developed using actual circumstances that involved the instructor and investors, and will help agents understand what it really means to become an investor, how to effectively work with investors, and how the changes in the market and population have affected the relationship between investors and Realtors®. In addition, students will learn about the different types of investors and the drivers and differences between them.

Objectives: In addition to skills listed above, upon completion of this course students will be able to do the following: Enlarge their market by adding investors as customers, create investors from their existing base, provide strategies to current investors as it relates to finance, build more relationships through the knowledge gained, and help future investors find the way to success through finance.

    Overseas residents have had great success investing in U.S. real property, especially in Florida. Whatever form these foreign investments take, substantial taxes can arise with the eventual disposition of the property or interest in the entity holding the property. As you know, in 1980 the U.S. Congress passed the Foreign Investment in Real Property Tax Act – in short FIRPTA – to tax foreigners’ gains on income from and sales of U.S. real estate and other real property.

    If your company would like to learn more about current FIRPTA regulations, Marena Loeffler, CPA, CEO of Allure Accounting will be discussing those subjects and how your international clients are affected by the laws. In her talk, she will explain the possible liabilities for real estate agents and title companies dealing with FIRPTA. More specifically, she will discuss what those firms are obligated to do under this law when dealing with a non-resident alien seller of real property.

    Who Owns That Property? A Guide to Wills, Trusts and Probate *2CE

    This class is part of the Florida REALTORS iCE Program. Attendees must be present at the association for the webinar to receive credit.

    There are many situations that pop-up during the course of a sales transaction. Sellers are getting divorced, who really owns the property; the property owners dies and the executor of the estate wants to sell the property, are they authorized too; the property is held in the name of a trust, do you need to proceed with caution when conveying this property?

    Agents will learn to identify the steps needed to convey property when the owner has passed away, what happens during probate, which party has the legal right to represent the deceased person in a probate estate, what signatures are required when selling property owned by a corporation, what does “Et al” really mean?
